Most operators watch one layer of the market — usually the one closest to their own leasing office — and treat trailing data as if it were a forecast. By the time occupancy confirms a shift, the decisions that mattered were due two quarters ago.
Special Ops installs a different discipline. Three signal layers, each with its own lead time. A rigorous test for whether an indicator is leading or trailing, causal or coincidental. A dashboard built for your strategy, your geography, and your capital structure — and a threshold that tells you when what it shows justifies action.

I didn't lose properties because I picked bad deals. I lost them because I bought into a phase with the wrong equity, lender, and partners.
Over $500 million in multifamily acquired. 4,500 units operated across two full cycles — the first as an employee inside a multifamily company, the second as investor and operator. More than $150 million raised. Markets across the Southeast — Nashville, Atlanta, Jacksonville, Daytona Beach, Greensboro, Knoxville, Houston, Orlando, Tallahassee.
I bought well in 2017 without being able to explain why. I exited most of a portfolio ahead of the 2022 repricing on instinct. Then I deployed into markets already tipping into oversupply, bringing institutional JV partners in to offset the timing. It didn’t work — you cannot out-operate the phase you bought into.
This is the framework I couldn't find when it would have mattered.

Yes. Special Ops assumes you can name the four phases, describe what drives them, and recognize a transition. It builds the reading discipline on top of that foundation rather than re-teaching it. Every dollar of Recon applies in full toward Special Ops.
It gives you more than a list. Part One organizes the indicators into three layers by scope and lead time. Part Two teaches you how to read them. Part Three has you design a dashboard around your own strategy and geography, because a generic signal set is exactly what most operators already fail with.
No. The curriculum references public data and common commercial providers so you can see where each indicator comes from, but you design your dashboard around what you can actually access and maintain. Cignal System automates the read once you know what you are looking at.
A preview. Special Ops is about reading the cycle; Commander is about acting on it, and the Rule of 6 is Commander’s backbone. The bonus shows you the structure and the logic so you know what comes next. The playbooks, transition triggers, and worked cases stay in Commander.
Roughly three hours of reading plus the Knowledge Checks, and four to eight hours on the Capstone Workbook. Most people run it over three to four weeks so the dashboard design has time to settle. It is self-paced and access does not expire.
