Most operators can underwrite a deal. Almost none can name the phase they’re buying into and operating in.
I've acquired over $500 million in multifamily and operated 4,500 units across two full cycles — the first from inside the business, the second with my own capital in the deals. I bought well in 2017. I exited most of a portfolio ahead of the 2022 repricing. Then I deployed into markets already tipping into oversupply. I brought institutional JV partners in to offset the timing, and learned the expensive way that operational strength doesn’t fix a bad entry point.
